Terms & Conditions

Check-In & Check-Out

• Check-in is after 4:00 PM ET on the arrival date.
• Check-out is by 11:00 AM ET on the departure date.
• Early check-in or late check-out is subject to availability and prior approval, and may incur a fee.

Occupancy

• Maximum overnight occupancy is 8 guests.
• Total persons on the property at any time, including daytime visitors, may not exceed 10 without the Host's prior written approval.
• The primary guest must be at least 25 years old, must be one of the occupants throughout the stay, and is responsible for the conduct of all guests and visitors.

Cancellation & Refunds

• Full refund for cancellations at least 14 days before check-in.
• 50% refund (minus the service fee) for cancellations at least 7 days before check-in.
• No refund for cancellations within 7 days of check-in.

Damage Protection

• A $59 Property Damage Protection plan is required at booking in place of a refundable cash security deposit, covering up to $1,500 in accidental damage.
• The plan covers accidental damage only — not intentional damage, gross negligence, theft, unauthorized guests or pets, or smoking violations.
• A government-issued photo ID and valid payment card may be required at check-in for incidental charges.

Pets & Smoking

• No pets of any kind, except service animals as required by law (advance notice requested). Unauthorized pets incur a $250 cleaning fee.
• No smoking or vaping indoors. Outdoor smoking only, with proper disposal. Indoor violations incur a $250 cleaning/deodorizing fee.

Parties, Noise & Conduct

• No parties, gatherings, or events beyond the registered overnight guests.
• Quiet hours are 10:00 PM to 8:00 AM.
• No illegal activity, firearms displayed or discharged on the property, or candles/open flames indoors.

Parking & Access

• Parking is limited to 3 vehicles at the cabin. Additional vehicles and all trailers/RVs must use the pool parking lot at the bottom of the hill, as space allows.
• The final approach to the property is steep, narrow, and winding, and can be slippery in snow, rain, or ice. All roads and driveways are paved.
• Cell service is very limited on-site; download directions before you arrive.

Hot Tub Safety

• Use of the hot tub is at the guest's own risk; it is not lifeguarded or supervised.
• Children must be supervised by an adult at all times.
• Do not use the hot tub while intoxicated. Guests who are pregnant, elderly, or have heart conditions or high blood pressure should consult a physician before use.

Security Cameras

• Multiple actively recording external cameras face the parking areas and main entrance.
• No cameras face the interior, the rear decks, or any private area.

Governing Law

This agreement is governed by the laws of the State of Tennessee. Disputes are resolved in the state or county courts located in Sevier County, Tennessee.
